How to find a deal
Watch the ParcelDNA video tutorial alongside the practical guide to finding your next investment property.
The workflow
Work through it
- 01
Define what a useful deal looks like
Write down your area, budget, property type, and strategy: flip, rental, or wholesale. Start with criteria you can explain rather than selecting every available filter.
- 02
Search your market
Open Property search and enter a city, area, or complete address. For a specific unit, include its unit number. Check the city and ZIP if an address does not resolve.
Open Property search - 03
Narrow the results
Apply the available filters that match your criteria. Inspect both the results and map so you do not accidentally include a location you cannot service.
- 04
Open the strongest candidates
Review each property’s address, type, size, ownership information, and available value estimate. A low-looking value or high equity is a reason to investigate, not proof of seller motivation.
- 05
Build a manageable shortlist
Check the properties you want to keep and add them to a saved list. Use a specific name, such as Tampa rentals — first review, so the list remains useful tomorrow.
Open Saved lists - 06
Choose your next action
Pick the best candidate for a full deal analysis. When the numbers justify further investigation, find the owner’s contact information and plan compliant outreach.
Worked example
A focused first search
An investor looking for a small rental chooses one market, a realistic budget, and single-family homes. They save eight candidates, investigate three, and contact owners only after checking the property details.
