Find & evaluate deals

How to build a targeted list of potential deals

Keep a useful working list rather than collecting properties without a next action.

The outcome

Create a clearly named list that supports a specific search, analysis, or outreach session.

Before you start

  • Choose one market and one set of investment criteria.
  • Decide what you intend to do with the list next.

The workflow

Work through it

6 steps
  1. 01

Define one purpose for the list

Separate rental candidates, renovation opportunities, and owners you intend to contact. A list with one purpose is easier to prioritize than a mixture of unrelated opportunities.

  2. 02

    Run a focused search

Use Property search and the available filters. Review the location and basic records before adding a result.

    Search properties
  3. 03

Select the candidates you want to keep

Check relevant properties and use the list action to add them to a new or existing saved list. Choose a name that states the market and objective.

  4. 04

    Review the saved list

Open Saved lists and confirm the intended properties are present. Remove irrelevant entries so the list remains a working set, not an unreviewed archive.

    Open Saved lists
  5. 05

    Prioritize a small batch

Open the strongest candidates for analysis. Choose which properties justify a skip trace or a call; there is no need to pay for contact enrichment on every search result.

  6. 06

Load an outreach queue when ready

Use Add to dialer on selected search results for a calling session. Keep saved lists and the dialer queue distinct: removing a queued property should not be your method for deleting a saved opportunity.

Worked example

A list you can work today

Create Orlando — rental review, save twelve candidates, and analyze the best four. Move only the candidates worth an owner conversation into your calling workflow.
