How to find a property owner’s contact information

Use skip tracing to find possible contacts, then decide which number is appropriate to use.

The outcome

Identify a potential owner contact and a sensible, compliant next action.

Before you start

  • Confirm the property’s full address and owner information.
  • Check your available skip-trace allowance or wallet balance.

The workflow

Work through it

6 steps
  1. 01

Verify the property and owner record

Open the property and review its ownership information. Contact data can be outdated or associated with another person, so begin with the correct property identity.

  2. 02

    Run Skip trace

Use the property’s skip-trace action. For a queued property, use the individual SkipTrace control in the dialer. Review the current allowance or charge before confirming a paid action.

    Open Dialer
  3. 03

    Review every returned contact

Inspect all returned phone numbers and available contact information. A result is a possible match, not confirmation that the person owns the property or wants to be contacted.

  4. 04

    Check the selected number’s status

Review each number’s phone type and Do Not Call indicator. A mobile classification does not mean a number is exempt from contact restrictions. Do not treat one number’s status as the status of every number on the property.

  5. 05

    Choose an appropriate outreach method

Select an eligible number for a manual call, or prepare another permitted contact method. If the record is unclear or conflicting, verify it rather than bypassing a restriction.

  6. 06

    Confirm identity during the conversation

Introduce yourself and confirm that you reached the right person without revealing unnecessary property or personal details. Record incorrect numbers so you do not repeatedly contact the wrong person.

Worked example

Three numbers, three separate decisions

A trace returns a mobile number, a landline, and a blocked number. Review each independently. The mobile number still requires the applicable checks; the blocked number should not be dialed simply because another number is eligible.
